Promenade-facing glass walls and programmable lighting keyed to a brand palette turn the ground floor into a flagship the corridor can't walk past. Add projection, LED, and stage dressing without touching the architecture.
Drop-down cinema screen, raised VIP/DJ platform, Bulthaup B3 kitchen, and a theater lighting system built in. The room arrives configured — the production team arrives to host.
Modular steel floors, Strand theater lighting, and 3-phase 400-amp service on every floor. Rig and route cable without cutting drywall; reset between productions without permits.
An elevated glass conference room, breakout offices, and an atrium-lit gathering floor — four programmable floors connected by a glass-walled elevator that runs end-to-end.
Sliding glass walls open onto porcelain terraces with treetop and ocean views. Dinners, receptions, and after-parties move from interior floor to open-air deck without a load-out.
Steelcase glass offices, separate electrical meters per floor, and flexible terms make the building a turnkey HQ for a quarter or a season-long retail residency on the ground floor.
Easily the closest provider for any west-side productions or brand activations. We specialize in executing productions based on three pillars: Brand Activation, Content Solutions, and Creative Services.
Our premiere first-floor event space acts as a front-of-house creative activation center. Above are three consecutive floors of commercial infrastructure.
1217 Second Street sits inside Santa Monica's BC Promenade District — the most-walked retail corridor on the Westside — with the sand one block away and freeway access minutes from the door.
The BC Promenade District allows hotel, restaurant, bar, and members-club use without a Conditional Use Permit. Updated city ordinances have relaxed rules on alcohol and food service, restaurant size, commercial conversion, and signage.
Parking is not required in the district — and the building brings its own. For production, the regulatory load is unusually light: permits clear faster, food and alcohol service stand up cleanly, and sponsor signage carries less friction than the rest of the Westside.

The infrastructure already installed in the building — engineered, mapped, and powered for production-day load.
Floors 2, 3, and 4 route cable and rigging beneath the surface. Reconfigure between productions without construction or a permit cycle.
Programmable Strand theater lighting system with LED throughout, mapped to brand color spaces and recallable cue by cue.
Heavy power on every floor with separate electrical meters per floor. LED, projection rigs, and lighting run simultaneously without contention.
Atrium-side glass elevator connects all four floors plus the basement loading dock — passenger flow and freight on the same shaft.
Private basement garage with 12 self-park or 20 valet spots, plus direct loading-dock access — a rarity in downtown Santa Monica.
Built-in Bulthaup B3 stainless kitchen on the ground floor for catering, hospitality, and on-set production meals.
