A district built to host.

The BC Promenade District allows hotel, restaurant, bar, and members-club use without a Conditional Use Permit. Updated city ordinances have relaxed rules on alcohol and food service, restaurant size, commercial conversion, and signage.

Parking is not required in the district — and the building brings its own. For production, the regulatory load is unusually light: permits clear faster, food and alcohol service stand up cleanly, and sponsor signage carries less friction than the rest of the Westside.

Can I rent a single floor, or only the full building?
Both. Each of the four floors operates as a self-contained venue with its own light, ceiling height, and terrace. Book one floor for an intimate evening or take all 34,000 SF for a multi-day production. The inquiry form below asks for scope so we can propose the right footprint.
What kinds of productions does the space host?
Brand activations, product launches and premieres, film and photo shoots, conferences and summits, private dinners and celebrations, pop-up retail residencies, and turnkey corporate offices. The programmable lighting, modular floors, and built-in kitchen make the switch between formats fast.
Is there parking and loading access?
Yes. A private basement garage holds 12 self-park or 20 valet spots with direct loading-dock access. The adjacent city garage offers free parking for the first 90 minutes. Parking is not required in the Promenade District, so logistics are unusually simple for downtown Santa Monica.
Can we serve food and alcohol?
Yes. The BC Promenade District allows restaurant, bar, and members-club use without a Conditional Use Permit, and recent ordinances have relaxed rules around food and alcohol service. The ground floor includes a Bulthaup B3 kitchen for catering and hospitality. We'll walk you through permitting for the specific event.
What production infrastructure is built in?
Programmable Strand theater lighting with LED throughout, 3-phase 400-amp power with separate meters per floor, modular steel flooring on floors 2 – 4 for cable routing and rigging, a drop-down cinema screen, a raised VIP / DJ platform, a glass-walled elevator, and a large loading dock. Most productions arrive with far less to bring in than they expect.
Does the production team come with the venue?
Both options are available. The in-house production team handles creative direction, lighting design, fabrications, projection, LED signage, immersive content, and video recording services — with content-bundled packages for any project they produce. Venue-only bookings are supported. The integrated package is generally the better margin on multi-day or multi-deliverable projects. Production support can be requested for jobs outside of our venue system; we support the entire west side, filling a much-needed gap in the studio space just a block from 3rd St. Promenade.
